InspectForm (working name)

Idea status: Idea stage · Target: an MRR ladder ($1k → $50k by month 24) instead of one fixed number · Verdict: No as a home-inspection report writer. Go, small, as a Fannie Mae / Freddie Mac property condition assessment (PCA) report writer, and only with PCA-industry access. · Last updated: 30 Sept 2026

Start here → WHAT-TO-DO-AND-AVOID.md: odds at each MRR level (with conditions, ~15 hrs/week vs full-time: $1k ~40% / 55%, $5k ~17% / 30%, $10k ~8% / 16%, $20k ~3% / 7%), customer math, 12 do's, 14 avoids, checkpoints.

Where this idea came from: the 30 Sept 2026 micro-SaaS idea catalog, idea E1 (../_research/2026-09-30-micro-saas-idea-catalog.md). The catalog's evidence is Spectora: bootstrapped in 2017, ~$30M ARR in 2025 and an expected ~$40M by end of 2026 (founder-reported), with half the founder's stake sold to PE at a $90M valuation in 2023. The catalog proposed report-writing software for one specialty inspection with mandated forms, and named three candidates: Florida 4-point and wind-mitigation insurance inspections, sewer/pool/mold reports, and commercial property condition assessments. This assessment scores all of them and picks one. See analysis/02.

The short version of the choice: Florida insurance forms have the volume and the mandate, but Spectora already includes the wind-mitigation and 4-point forms in its $109 base plan, and at least eight other tools cover them. Sewer, pool and mold have no mandated form. Commercial PCAs for multifamily lenders have mandated formats (Fannie Mae Form 4099, Freddie Mac Form 1105), fees in the thousands per report, and no Spectora-style tool built for them. That's the only candidate left standing, and it's a small, hard B2B niche.

Caveat

Team, hours per week available, industry access and budget were not provided. The assumptions are in analysis/09. The research run hit a shared web-search limit, so the number of PCA firms, typical PCA fees, the number of GSE multifamily loans a year, and the exact contents of the Fannie Mae Form 4099 series are still unverified (see research/10).
