3. Feature-by-Feature Scrutiny (the Stated Features)

Categories:

  • Table stakes (TS): customers expect it. It earns nothing, but its absence costs you.
  • Differentiator (D): a real reason to choose you over the alternatives.
  • Distraction (X): built but unlikely to move revenue or retention.
  • Liability (L): creates support, compliance, legal or trust risk.

Some features sit in two buckets. The primary bucket comes first. Each is judged twice: for the idea as described (a residential specialty tool) and for the recommended PCA wedge.

3.1 Classification table

#Stated featureAs describedPCA wedgeReasoning
1Report writing for a specialty with mandated formsTSDFor Florida forms, it's table stakes: Spectora, HIP, ISN, Palmtech, HomeGauge and cheap desktop tools all fill the same PDF (10). For lender PCAs, a structured report that outputs Fannie 4099, Freddie 1105 or ASTM E2018 is the product.
2Mobile report writingTSTS → D if offline and structuredEvery residential tool has it. For PCAs, an offline tablet app that captures components, quantities, ages and photos into structured data (not free text) is what makes the reserve schedule automatic. That's the edge, not "mobile" itself.
3SchedulingTSXResidential: expected, and Spectora's online scheduler is free in the base plan. PCA: work arrives from lenders by email or ordering platforms, with fixed deadlines. A simple job list with due dates is enough.
4Agreements (pre-inspection contracts)TS / LXResidential: expected, and the agreement's wording is a liability if you provide the template. PCA: engagement terms are set by the lender or the firm's master agreement. Don't build it.
5PaymentsTSXResidential: expected, and a revenue line for Spectora. PCA: firms invoice lenders or borrowers, often net 30. An invoice export to QuickBooks covers it. Holding or moving money adds risk for no gain.
6One specialty only (positioning)D in principle, X in practiceDNarrow is right. But the residential specialties are already inside the leader's product, so narrowness buys nothing there. In PCAs, narrowness is the whole moat.
7"Spectora for X" breadth (reports + scheduling + agreements + payments as one suite)LLIt invites a feature race with a PE-backed incumbent. For a founder with limited weekly hours, every suite module is permanent maintenance.

As described: 0 of 7 stated items is a reason to buy. For the PCA wedge, 3 are, once they're reframed.

3.3 Feature bloat and "building to avoid selling": explicit call-outs

  1. Scheduling, agreements and payments. They're copied from Spectora because Spectora has them. The PCA buyer doesn't need them. Building them is weeks of work that teaches you nothing about whether a firm will pay.
  2. An AI "write the whole report" button. It demos brilliantly and fails the first lender review. The engineer's opinions must be the engineer's.
  3. Pixel-perfect copies of every firm's Word layout. It feels like customer service. It's actually a consultancy with no product.
  4. Native apps. A tablet PWA covers the site visit.
  5. A second report family before the first retains. HUD and bank PCAs are the growth path, not the starting point.

3.4 What a disciplined v1 looks like

Keep: offline structured field capture + useful-life and cost tables + reserve schedule + Fannie 4099 output + pre-submission check, for one firm's real reports. Next: Freddie 1105 output, AI-drafted narrative boilerplate from structured data (clearly marked for engineer review), firm cost library. Cut: scheduling, agreements, payments, residential templates, Florida forms, native apps.
